  REAL ESTATE

Every day Brownsville experiences newcomers. With the steady increase in population comes the high demand for both new and existing housing. In this hot real estate climate, houses in some parts of Brownsville will sell within days of going on the market.

Buying a House
Real estate markets have seen sizable increases in spending on new homes, increased sales of existing homes, and declining vacancy rates for residential and commercial properties in the last year. Brownsville has a number of subdivisions located near waterways known as "resacas." These resaca front properties are highly desirable as home sites and usually command premium prices in subdivision.

Brownsville's growth pattern is expanding toward the north and west of town, with newer subdivisions developing in those directions. Homes in these subdivisions are usually constructed of brick veneer or stucco on concrete slab foundations; most have two-car garages attached.

The MLS's year-end 2004 report shows that 784 homes sold at an average price of $114,900. These figures do not include those contractors selling outside of the Board of Realtors.

Renting an Apartment
Brownsville offers a wide variety of apartment dwellings to its residents, with varying price ranges. Tenants can choose from efficiency, average or executive, or luxury living standards at the more than 50 apartment complexes found in the city. Brownsville's rental market for a two-bedroom, two-bath unfurnished apartment averages $400 to 500 a month.

Commercial
Commercial and industrial builders are also busy with millions of dollars in construction.

Brownsville frequently plans and funds improvement projects to stay ahead of the infrastructure needs of a growing manufacturing/industrial center.

Brownsville is ready to work with new companies on long-term leasing and site preparation assistance, build-to-suit plants, tax abatements, training assistance and start-up expense assistance. The Airport Industrial Park has sites available with Foreign Trade Zone, which has generous leasing, and tax abatement options.
